There are many places where you can get a unit for 450k. I doubt CG in Deer Park would be significantly more than inflation unless you buy particularly well. Look elsewhere IMO

I grew up and went to school here (western side). It seems like the suburb got good CG in the 90s but pretty much everywhere did at that time. My parents sold their house in 2004 for just under 300k and the current value is about 350-360k which I'd say is pretty below average CG for that...
