    I've been purchasing using borrowed money. I then turned off dividend reinvestment and chose to get the dividend paid directly into my PPOR offset account to help pay down my non-deductible debt faster. No issues with this approach i hope?

    Assuming AFI SP is $6.26, the historical dividend cps is 23 cents, yields works out to be 3.7% FF at current prices. Is it just me or does that seems expensive? Is there a way to forecast what the final dividend payment will be? Given I'll be purchasing from property equity and the loan...

    Agree 100% Are you basing your discount figures on NTA as at 31/03/15 or do you have a means of forecasting current NTA? My crude way is to adjust the previous months NTA based on performance of the XJO.

    Why does the trade need to be funded directly from the loan? I recently paid down a portion of my PPOR and borrowed it back out via a split loan. I parked the funds in a separate offset account attached to the split loan and will transfer money out of the offset account into the cash...

    Unless I'm missing something really obvious....both AFI and MLT were trading below their 28 Feb NTA's on 27 Feb. ARG was at a slight premium.

    Really? Based on ARG and AFI homepage they're both trading at discount to Feb 28 NTA. Although the market has pulled back a bit since Feb 28.

    Glad a new thread got started as the other share thread had morphed. I too am looking to transition into shares to fund retirement income. Over the past couple of years ive been busy constructing my portfolio of Australian LICs and ETFs like VAS and VGS.
