    How can I avoid land tax in this case?

    You can't claim more than 1 PPOR and you need to provide evidence that you moved in (they ask for this in NSW anyway) $400 is nothing. I wouldn't worry about it,and it's tax deductible. If you could go back in time though, purchasing in individual names is better as you get a whole threshold...
