My small development journey so far..

Crap it's been that long. Lucky the existing house/flat pays for itself and dropping rates helped pay for the build. I have only just finished now !!!! I thought reaching building stage would be the end of my worries. Well it kind of was. Lots of back and forth over costs but once it started...

My small development journey so far..

99% complete with the existing block. Over the weekend i layed some turf around the disturbed areas. mounted a new hills hoist with the old one to be used on the new block. Redirected the storm water from the flat to the garage roof. Connected the storm water to the street. Enclosed hallway...

Well the block is finally cleared, fenced and ready to go. Met the builder on site and discussed a few things. The height had to be raised 200 mm to meet stormwater runoff requirements. Not a big problem but extra fill and deeper piers means extra $$$ Existing house is close also. The...

Some boring photos. The original house had its storm water cutting across the now new block at the back so i had to redirect a part of it across the front of the block. This also involved connecting the new PVC section to an old VC section. Another part of the storm water will be redirected...

New fencing all done and asbestos removed from the old shed. On Monday the old shed will come down and the site cleared. Bit of a shame really because the shed is built with nice timber and is well built. But it must go and I don't have time to salvage. New garage builder was MIA the last...

My small development journey so far..

Having a down day as a developer today. Rain rain and more rain means no foward movement on the extension. Garage footings dug and have filled with water nicely. Number 4 of 5 construction certificates paid. A record for a dual oc I believe. Council wants garage a bit lower just for...

Now this is the view from the other side of the road on the side street. It shows the original house to the right. The attached flat in red brick And it also shows the about half of the garage to be removed on the left. The existing house will have its garage entry on this side so the red...

OK From here i am basically standing at the corner of the (yet to be built) garage. This will form the new subdivision boundary. This shows the lay of the now encased sewer and the edge of the garage that is to be pulled down creating a 20mx20m block. Cheers

Ok This shows the wall of the granny flat. The new garage will butt up against it and overhang at one end. At this overhanging end is the start of the enclosed walkway that is now getting built. I could have gone a cheaper way to connect the flat to the house but in the end i went a more...

Photo time. Not much to look at but it might give you some idea. Attachement shows the sewer line part way through. Went smoothly with a couple of lucky parts to it that saved some cash. Cheers

The extention( enclosed hallway) that connect the house, granny flat and new garage has started this week. Happy about that. Slab for new garage starts this friday and when the extention is done next week he will roll straight into the garage.:) Almost time to start organizing the demolishing...

Thanks mate. Good news on the garage front. A custom built garage in weatherboard to match the extensions has come in at over 4 grand cheaper. And better still he can start straight away. So this hickup has turned into a cost and time saving with a better looking end product. Nice little win.

Next drama:mad: now the sewer line is done. The garage should be starting. I even planned this well before the sewer was complete but the garage builder is not returning my call and im getting the run around. This holds me up a lot because when they do finally come and measure up it will be...

My small development journey so far..

Sewer line is done. big job at over 3.5 meters deep. They had some luck with the pipe being concrete not FC so no replacement required. And also due to the pipe being on a hard rock bed. less concrete was required to encase. All savings passed on to me so happy its all done. Stage 1...
