Same thing. Fixed a few loans around 6% . That was down from 7.25 so still a win. Loved what it did to my cash-flow more than anything else. With rates possibly heading lower I might have to look at the other 50% of my loans. It's a good feeling when your IPs completely look after themselves...

6.05 is the best they will do for a 3 year so close enough. And they have lowered the break cost more. All up I'm now 50 bucks pw better off and cash-flow neutral on my lemon IP. That's good enough for me.

All my ip,s have split fixed/variable loans so I have a buffered interest repayment when variable rates move and I still maintain flexibility. The above loan is just finishing a 7.25% period so whatever I get will be an improvement. My wife will be working part time while at home with our first...

Things have changed at Westpac again. Crunched the numbers again and 5.99 will be very difficult. They have improved my break costs as per my other thread but. They will honor my 5.99% offers that I have the paperwork for in front of me now. My additional 5.99% request has gone up the food...

Yes personal. Cash-flow is more than ok but I like the security of fixing half my loans.if the 5 year rate was closer I would have jumped on them as many would. My borrowings are close to a mil plus some insurance products so that would help with negotiations. I would try again now as things...

Personally 3 years suits because we have a baby so the wife is not working and will only return to part time for a year or so. 2 years is not quite worth it in my eyes and 5 year rate is still up there. I just make the phone call and ask for a better rate and I give them a few examples of...

Things have changed a bit again. I was going for the 2 year at 5.99 because they wouldn't do 3. Just got off the phone they are now happy to do 3 years at 5.99. Looked at breaking another loan 2 months early to take advantage but $1,400 break costs were a bit steep I thought. Not sure...

Your right. When you look at my spread of half fixed half variable loans. And in the middle of a development. Westpac would know it's very difficult for me to move. What they offer me would be based on a good customer front not an attempt to retain my business.

No good on the 3 year fixed. They wouldn't budge. Got it down to 5.99 for a two year fixed. I have another $250,000 loan coming up soon so will go again then and see what happens.

I hit Westpac up for a 3 year 5.99% rate on one $130,000 loan( total loans with Westpac close to a mill. 30% fixed) they said they would get back to me. Today they said no. 2 years no problem but not 3 years. They stated their flexibility changes daily. Early last week was ok. But not at the...
