    A curious change in the Perth market: Now that a "large family block" is 450 sqm and anything over 500sqm is hard to find except for the outermost suburbs, many builders are now making 2 story homes the standard. Long gone are the days of the quarter acre block, or even a modest 600 sqm plot!

    In my area SOR it was strongly a sellers market until February. Since then interest has fallen flat. The market appears to have died.

    It is weird though that prices haven't followed the boom. We had the unprecedented housing boom from 2004-2007. Then the market (overall) went flat from 2007-2012. The past 9 months have seen modest growth. The main change in the 2007-2012 period was that rents gradually caught up after the boom.

    Theres still a severe lack of residential land in Perth metro. The govt and developers have dropped the ball. Speaking to a friend who works for a local builder - he says he has clients wanting to build, but no blocks to build on!

    Wierd! Papers today say Perths market has fallen 2.5% over April. I cant see it!

    I cant see Perth's prices growing more than 10% over the next year or so. But then who'd have thought the likes of Darwin would go as high as it has?
