    Well I just wrote in my previous post that loans.com.au assesses all existing repayments at "actual" repayments, with no loading. Also said in that post that I can't say what UBank does- the waiting time to get through was horrendous. I guess that means they are getting an awful lot of business...

    From what I can see- what limitations? 80% LVR @ 6.58%, or up to 95% @ 6.69%.. Offset, kitchen sink, tracks the RBA rate for 5 years, no fees...no exit fees. Did I miss something? What Limitations? Cant see how this is a "limited" offer or product in any way?? Seems it has an awful lot more...

I guess I just wanted to make the point that lending doesn't begin and end with Westpac and CBA and there are lots of alternatives which offer equal or often better value ( rates, borrowing capacity and fees -wise, I mean) .. and of course diversity of lenders...

    It's really dangerous to leave all your loans with one lender for the sake of 5 or 10bpts. You are handing that lender complete control of your borrowing capacity. Also... anyone familiar with the "all monies" clause???

    UBank is funded by NAB but its not NAB- its UBank. Can you get 6.59% from NAB? :) If you dont need an offset, its definitely the hottest rate around at the moment. CBA is "better" than loans.com.au? Hmm... this is where the word "better" needs to be explored. Better rate? Better service...

    Not sure what bank margins have to do with it Sparticus??? The banks have made it pretty clear they see continued upward pressure on their funding costs... so I dont see them dropping their Standard Variable Rates anytime soon, if that's what you meant? Is there a bank CEO in the land...

    All these 0.9-1% discounts are fantastic on paper, until they lift their SVR 15, 20 or 30 points more than the RBA with the next RBA increase, or pass on 10 of the 25bpts discount on the next RBA reduction, like they've already demonstrated their enthusiasm and willingness for, more than once...
