This is true tobe, but the question is, how to retire non deductible debt by other means without extra income or cash flow? Some people are able to do this, but most investors in Australia struggle to get past 1 or 2 investment properties because the capacity to run 2 loss making properties...

Adelaide Bank also uses the NRAS incentive towards servicing, on deals up to 80% LVR, but only through their wholesale channel ( mortgage managers such as Pioneer, Better Mortgage management etc) it's not available through their retail brand at all. Adelaide ONLY allows it to be used on...

Ethan are good operators. I have several Ethan NRAS properties and have no issues with any of them. Their role is the NRAS Approved Participant ( consortium) - nothing else. As far as property management /strata is concerned, Ethan plays no role in Strata/Body Corporate but they will appoint...

    1. Do you mean if the scheme gets cancelled, or if the actual incentive which has been allocated to your particular dwelling gets cancelled? Two different things... a. If the scheme gets cancelled by Govt, any NRAS allocations which have already been approved would/should not be affected...

That's unfortunate, but as I've said many times.... choose your consortium wisely. The vast majority of Non Entity Joint Venture models are free of entry and exit fees... rather than going over old ground though, read through my posts of the last couple of years where I outline these things in...

You wont be able to change providers unless QAHC agrees to it, which is unlikely. They'd be giving up their compliance income and whatnot. Your best chance is to complain to your local member and your federal member... I've been writing about these issues on here for several years - told...

Still provides cash flow that you can redeploy towards other wealth creation. That may be assisting with holding costs on other cash flow negative property in one's portfolio, or it may be building up your super. Ultimately, it's surplus tax free income so it can be redeployed however you choose.

Look I am an advocate for NRAS and how it can be employed to achieve significant wealth, BUT as I have said previously (and repeated again and again across many many posts over recent years ) not all NRAS is equal. Whether it be valuations at the time of purchase, or ongoing fee structures, it...

They require a 25% rental discount rather than 20%, and they have significant start up fees where the majority of other NRAS consortiums don't, and their ongoing insurance requirements, property management fees, NRAS compliance/admin fees and so forth are more expensive than most other models...

Kristine is correct. I would have hoped by now that these forums would have demystified so many of these myths and untruths about NRAS. NRAS is simply a scheme. Its not a part of the property. Properties eligible for NRAS are standard properties, built in the same styles, streets and postcodes...

It's paid after the slab goes down. Not when the land settles. OSR website will confirm that :)

Look at NRAS house and land in VIC- settle on the land first so stamp duty is cheaper. You will be really stretching yourself if you go for a property in Qld. They're dearer, they're valuing badly and the 10K boost wont change that Im afraid.
