    The Australian housing bubble furphy

Assets for investment are usually valued on an income to value ratio. (or price to earnings ratio) Australian resi property is possibly the only asset class where this is not valid, as due to neg gearing it has made the earning side of the equation irrelevant. Just like this debate. Resi...

How can someones opinion class them as a 'misguided soul' Michael. is it because you dont like what they are saying? Is it because they have a different opinion to you? What is the use of this forum if people with different opinions are treated like you treat those. The answer probably...

I'm not sure one case (yours) is indicative of the tightness of overall lending at the moment Michael. Every case on its own merits.

I was in my mid 20s and bought my first property in inner west Leichhardt Sydney in 1988 for $170k, which was a huge amount then, especially for a Telstra technician. I was way out of my depth and stuck my hand up at an auction. Thats when i learnt to chew like hell. Don't think it was...

I didn't mean your post was junk, i meant in a generic way about the few posts in this thread. Going to cash is usually moving it to an interest bearing account, meaning 'cash rate of interest.

God there's some junk on the forum today. At times its better to put your cash/liquidate assets in an interest bank account. Its called "going to cash" Its not an underutilisation of capital - tho it can be if used at the wrong times - its a defensive strategy in an uncertain market. Its...

I gotta disagree on a few points here: A buyers window can have a long window of opportunity, (eg: most of the 90s) usually its much better at the end than the beginning, so no need to rush kids. If someone showed you a bank statement with say $8 million cash in it, would you say they are...

fingers crossed guys  this time i think the piggy bank is empty. And if they do stimulate the market again, be prepared for increase in interest rates. it ain't gonna happen.

I think people sell 'now' because they think prices will be lower in the future. They are often encouraged by RE agents to list now for just this reason. This is major factor in a consistent and orderly falling of prices over time.

Read my other post re under supply being a small local issue (eg: Balmain) and not a cure for property prices overall. And its pedantic to say increase in demand is not the same as under supply.

No sorry. This will only increase supply in the particular area the land release is situated. This is my whole pint. That under supply only occurs in few specific areas. This is the flaw in the thinking that to ease supply constraints we'll release more land on the outskirts of Sydney. The...

Its not the limited supply that causes house prices to be above average. Its easy credit, govt stimulus, low int rates, etc etc...... there are many factors driving demand, much more relevant than 'under supply'

I still disagree and i do understand the situation. Regardless of your efforts to say otherwise. The point is: The same people who would live in Balmain are not the same people that would live in Doonside, regardless of affordibilty. There is only a 'housing shortage' in areas/suburbs where...

    The Australian housing bubble furphy

I agree. There is only a housing shortage in ares or suburbs that are very much in demand. And their prices reflect that. Say, like Balmain in Sydney. Beside that, where's the shortage. As far as population increase, mostly immigration. Immigrants arent spread out equally creating demand...
