What does "affordability" mean to you?

I expect they will (fall) in the short term (12-18 months), but will likely rise in the medium term. Though with the rest of the globe (Japan, China, Eurozone, US) on a precipice who knows just how things will playout... throw in a currency collapse/change, sovereign default, or Eurozone...

What does "affordability" mean to you?

I would agree they are only a little less affordable than the last couple of years, however are a lot less affordable than the 1990s. I don't necessarily think that Australia will be able to keep the low interest rates, permanantly, that we has enjoyed over the last 15 years. If rates rise then...

What does "affordability" mean to you?

You're just rehashing the same material discussed over the last page or two. Australia does have one of the highest home ownership rates, but it has been falling: http://www.propertyupdate.com.au/australia%E2%80%99s-falling-home-ownership-rate.html Not a large fall, but these figures...

What does "affordability" mean to you?

Still not really shore how you are specifically linking affordability with volume. Even if we are only 10% down on last year, does that also mean that properties are 10% less affordable now? Or does it mean properties were unaffordable last year and this years buyers are realising it? A family...

What does "affordability" mean to you?

Agreed. Another indicator people use to point out the health of the property market (and the state of our economy) is the unemployment rate, but Unconventional Economist on MacroBusiness has shown this rate to trail the housing corrections in UK, US and other busted bubble countries.

What does "affordability" mean to you?

The link above suggests 400k sales turnover, not half a million. Where are you obtaining your data from pre-2002 which indicates the turnover then was an anaomoly? What is your explanation for the huge supply now on market (50%+ more than same time last year) and price discounting that is...

What does "affordability" mean to you?

Well I'm not suggesting things are exactly the same. UK & US also had default rates starting under 1% before they blew out in their respective housing corrections. Easy credit has been a contributor to our high prices as well.

What does "affordability" mean to you?

How did that turn out for the Americans? They built larger and larger houses during their bubble as well. After the GFC the size suddenly started shrinking from the peak. So volume of sales somehow directly relates to affordability? Given our volume is currently around 33% lower than 2002/2003...

What does "affordability" mean to you?

InnerWestie has clearly gone back to the original source of the discussion which is where you started obfuscating things by turning it into a crash vs no crash debate (which it never was) rather than the actual debate which was whether strong interest can remain over 2011 regardless of what the...

What does "affordability" mean to you?

Well I'm glad somebody can see things clearly, understands the nature of different markets and can easily comprehend a simple sentence :) The whole crash/didn't crash argument was pointless as it stemmed from tcocaro trying to squeeze an inference out of my posts that just wasn't there.

What does "affordability" mean to you?

The initial goal will be to purchase an unencumbered property (PPOR). Completely free of non-deductible debt I will then be looking for opportunities to leverage into whatever asset class looks right at the time (including property if the yields make sense from a cash flow point of view). I am...

What does "affordability" mean to you?

You keep shoving this in my face, but this is what I said a month ago: Silver is still well up from the start of the year. That said since the January sentence (which you cherry picked) I have made multiple other suggestions about where the price might go short term, including the suggestion...

What does "affordability" mean to you?

A troll on this forum takes a single line out of context from my blog, rubs it in my face in multiple threads that are unrelated to the content and I'm the one "nit picking"? Riiiiggghttt. Where was the need to drag up a one month old argument?* *rhetorical question, no need to answer. Find...

Far from priced out of the market. But believe whatever helps you sleep well at night :)

What does "affordability" mean to you?

What you did quote I got bang on. "I expect the interest in Silver to remain strong over 2011, likely pushing the price to new 30 year records. I think there is a real opportunity in Silver stocks which are still reasonably priced given the rise we’ve seen in the Silver spot price." Silver...

What does "affordability" mean to you?

skater, I didn't bring up Silver in this thread. I often don't bring up the metals; it is usually pathetic permabulls that can’t discuss the topic at hand and I get roped in to defending my position or opinion. They use my interest in another investment class to attack me and try and put words...

What does "affordability" mean to you?

You've gone off the edge. Clearly when I said "strong" I was speaking relative to the time of my comment. If I'd said it when Silver was at $48 then you might have a point. That said I've always said Silver is volatile so you are just trying to nitpick one particular comment and turn it into...

What so I can't say it was right, but you can say it was wrong? You are about the most irrational poster on this site Tim, I can't make heads nor tails of your points/views. How are you claiming that I'd made a mistake or was wrong this early in the year if you are now claiming...

What does "affordability" mean to you?

I don't see where the problem is?? Silver priced in USD pushed up to almost break the record high as per that prediction. I would say that was actually a pretty good call considering Silver was around $30 at the time. AUD Silver around $29, currently $33 Re performance of ASX listed...

What does "affordability" mean to you?

Where did I say it will "continue to boom"? Silver has a long way to go in this bull market, but I am well aware that Silver's spikes are not always sustainable, this from my blog November last year: http://www.bullionbaron.com/2010/11/is-silvers-parabolic-spike-over.html You certainly like...
