Yeah I'd be happy to help (seriously!). I've been spot on with almost all my predictions recently, since I watch the market so closely. And since I'm out of cash I'm at no risk of trying to convince them to sell to me instead:)

Great! My new house is in fantastic condition. Still lots to do (though it's not a full reno, just paint, carpet etc) but I find most houses fun to renovate as long as there's no water damage:) (last house I did had all sorts of rot and it was a nightmare!) Yeah totally forgot to go to the...

The word "similar" shouldn't be used to describe anything on Jackson Rd. It's totally different. Jackson Rd area is more industrial, much cheaper. This pocket of SBH in contrast is more up market. The avenue - upper class, $1m properties This pocket - middle class, $600-700 properties...

Lol these overflow maps are so annoying, they confuse a lot of people. I see it time and time again. The QLD flood site should default to the historical maps not the overflow. People don't think to click on that third tab that reads "Historical".

Maybe it's got something to do with the fact that the closest the 1974 and 2011 floods got to that part of Sunnybank Hills was about 7-10k's away? Anyone who knows the area isn't the slightest bit concerned.

    Brisbane bargain GET IT NOW

A one week lead time on an auction suggests to me it's not suss. Both just clueless and genuinely surprised, which is exactly as I predicted as one of my last purchases in Sunnybank fell under similar circumstances. If only I had a line to this agent before it hit the market. But no one would...

This 3/2/2 just went for 666k, unconditional cash offer. I just spoke to the agent. http://www.realestate.com.au/119860961 12 months ago one sold down the street, same size, for 540k. Markets within markets!
