    I think JPD1's point is also that Brisbane are trying to compete with Sydney and Melbourne whereas Perth is trying to compete with Brisbane. Whether Brisbane fails or not, the ambition is there.

    Also for those at the limit, you may find that with the new serviceability rules, you may not be able to "redeploy" that money. The last thing you would want to do is sell, then find out you can't buy another, even if it's cheaper than the one you just sold. That would be a disaster.

    This always plays a big role. Baby boomers don't have to worry about a job so the employment situation means nothing to them. An average $1.5m house from Syd buys you a mansion on a 1000sqm block in Brisbane, with enough spare to purchase another townhouse outright for that sweet rental income...
