    The soft depression has arrived

Agree with TC. All recyclable waste goes to worm farm, compost bin & chooks - goats are redundant, smelly, difficult to manage. I'm going to have to break the news to my daughter that the pony ain't gunna happen.... it's half a dozen lambs instead . It was easy to type :D.

    The soft depression has arrived

Including NR funnily enough :D. Veggie garden, chicken coop, couple sheep in the back garden, AK47, bunker full of rice, .....

    The soft depression has arrived

It sounds like a 50% fall in property values is going to be the least of our worries if your scenario comes about. We all need to invest in our veggie growing skills & build a chicken run.... TC, Y-man & I will be fine... I'm a bit worried about you though NR :D

    The soft depression has arrived

Agreed.... and holding debt is the opposite. What I think you're saying is that you're expecting property to fall by 50% then the banks to attempt to foreclose on the masses then the banks to fail then hyper inflation to make cash virtually worthless (& devalue debt) thereby making...

    The soft depression has arrived

You're not cast as a nutter because you're calling a soft depression...... you're viewed in that way by some because you've consistently been unable to tell us about the thought process behind your apparently contradictory forecasts. I'm still confused about the relationship between cash and...

    The soft depression has arrived

Well... maybe just a few posters spring to mind.... If I'd said 'just fine' in the context of the thread I quoted, then I'd agree with you. However, in the context of NR using an IMF study to tell us that we're headed for a world depression & property here will fall 50-70%, I feel the...

    The soft depression has arrived

It sounds like you're saying that property is going to be the safest asset class if/when your forecasts prove correct - safer than cash ? But you're expecting property to fall by 50-70%, relative to cash (our fiat currency) ? And you think that all fiat currencies (inc A$) are (or will be)...

    The soft depression has arrived

OK, so you currently like business - what about in the impending depression ? Why are you still holding them if you're absolutely sure they're going down 50-70% ? OK. OK So what should we be investing in ? property ? cash ? shares ? gold ? commods ? bonds ?

    The soft depression has arrived

NR said the IMF boss 'proved his point' that we're already in a depression. Two weeks earlier the IMF categorically said that Oz res IP would not be falling 40%. NR appears to seek confirmation of his biases from the IMF.

    The soft depression has arrived

If things get really bad..... I was being serious about the veggies.... our tiny herb garden is expanding rapidly, to include veggies & fruit. I'm a bit surprised that NR hasn't mentioned his own sewerage system, a years supply of rainwater storage, an acre under veggie cultivation, orchard...

    The soft depression has arrived

Thanks for that NR.... that's the most lucid you've been regarding your thought process that leads to residential property falling by 50% within 12 months. So if you don't value real estate or shares or gold or cash (or business?), then what do you consider to be of value (apart from happy &...

    The soft depression has arrived

The End is Nigh IMF says:Australian Housing a SURVIVOR on the World Stage OK... so that's a step forward. You think Oz res IP will fall 50% because the world is going into a depression. If I held an asset that I was absolutely certain was about to lose 50-70% of it's value within 12 months...

    The soft depression has arrived

Thanks for your input NR. I was hoping for a little more the Why & How you think it will happen & a little less of the What you think is going to happen :) And didn't the IMF just release a report saying the Oz Housing will be just fine ?
