Dunno if this has been posted elsewhere but it looks like a lot of fun. Is it big enough to help the local economy along? http://m.thechronicle.com.au/news/big-wet-boost-to-tourism/2561802/

You saw the graph in the other thread? 8% for '12 and 7% for '13 1% for '14 So how you gonna use the 30k equity? :D If you bought at end of '12 then you have outperformed the local market by a bit.

Yep WattleIdo is correct. Dubbo is like a small inland capital city and has a complex market geography. There are areas to avoid and areas they are trying to clean up but policy limits on the kind of deals the Gov. want to do seem to be hamstringing any progress. Its a great market, good...

Hi S1mon, thanks for the heads up will comment on that property in that thread to keep it consistent.

Its mostly quite similar to the kinds of things I look for property girl. If that methodology is fairly applied I think many of the risks of buying dud properties or buying at the worst point of the cycle are minimised, regardless of the type of property in question or the fee structure. Those...

Brady, I will leave Mark to respond to the rest of your questions but I just read the article by following the dropbox link. It works.

Yes I know all about that Allgood (I have had people offer me 20k per property to market new stock) but Mark says he is a buyers agent so I am curious about the boundaries, and whether he is actually a buyers agent or a marketer working for developers. I want him to have a fair chance to explain...

I agree Mark balancing Capital Growth and Cashflow across a portfolio is very important and its easier to make significant wealth via CG in short space of time. I noticed in another thread some mention that you only market new properties? Can you tell us more about this or why they would...

Hi RicandAnn, I understand your reservations. The rental yields on the south coast have always been on the low side which is why it has always flown under the radar as an investment location. Cashflow is really important so buying well, renovating, granny flats etc are all strategies to keep...

Hi ricandann, I wasn't trying to pit the south coast agains the central coast or say one is better than the other. I think the Sydney boom will eventually benefit both areas. I am not based on the central coast or actively buying for clients there. If I had enquiries for that area I...

Investar has the median LIST price of 3x2x2 in Bathurst at $326,500. Without more info hard to say much more than that. Send me a PM if you like.

Bathurst vacancy is 3.3%, little bit soft for my money to be buying more in same town unless you know something on the horizon we don't?

True, But I also believe in long term improvements... when you head south many Sydneysiders currently stop at Kiama/Gerringong or Berry because they are a comfortable day trip distance (1.5 hrs from Southern Syd). The road from Berry south to Nowra will get better increasing the ease with...

You looking at Grafton Swearengen? What kind of deals? Its a different kettle of fish in terms of location - over 7hrs from Sydney vs 2? True Nowra unemployment is currently high but its a two speed economy, those capable and willing to work are doing well. Any region with tourism...

That depends entirely on the goals, budget, property type etc. And East Nowra is a big place, the HC areas are obviously a problem (for some, opportunity for others) but there are plenty of reasonable areas on the east side of the highway too. But if you are thinking west side and/or cbd...

Nowra is slowly starting to turn. Some areas better than others. Long term its still got good prospects, berry rd under construction will help when its done, and the buy in prices are reasonable with sensible yields.
