    because the magistrate believed the lying tenants that only two rooms had stains instead of the honest pm advising it was four ... the magistrate also took of 15% depreciation instead of 10%, and didn't charge them the cost of cleaning the "undamaged" carpet ... simple but normal unfairness in...

    bb's right - the tribunal is rarely fair. stick around here long enough and you'll hear some stories to make your hair stand on end ... like the tenants that get away with not paying months worth of rent and trashing someone's house because the "poor things" are on the pension - or -...

    hahahaha - must admit i didn't sleep real well last night ... the winds of fate seem to be testing at the moment. a major sale that would signficantly improve our cashflow fell thru on friday cause the buyers couldn't get the last bit of finance. it still irks that the tenants lied...

    of course not ... but after 8 years in this game (and dealing with hubby's ex!!), not much stresses me. once i've had the intial vent, i am very good at filing frustrating items at the back of my mind. i am also a great believer in what comes around goes around - and that success is the best...

    tribunal yesterday - apparently every ruling that day went in favour of the tenant. they have to pay a measley $2,200 - $100 each above the bond! ah well, just as well i'm over being frustrated and can put it all down to the cost of doing business. maybe i should've taken the $2,900...

    insurance company did an assessment and declared it poor housekeeping rather than malicious damage so they wouldn't pay ... which is true i guess. i can appeal but i really want the ex tenants to pay!

    unbelievable kd - basically you had to pay them for the priviledge of trashing your place! not good for one's blood pressure at all. no where else in society are we allowed to damage or destroy or steal someone else's property and get away scot free ... makes you wonder why we do ip investing...

    i'm so p*ssed. had tribunal today. we were forced into mediation again and the ex-tenants sat their like smug little piles of poop who hadn't done a thing wrong. they basically called myself, pm, the carpet layer and the neighbour all liars. next time definately goes to the judge...

    personally i'd prefer they'd pay upfront - but i'm not against getting their wages garnished for incriment payments. just waiting to hear a tribunal date.

    the ex-tenants came back and offered me $2900 (including bond) - citing that was all they could afford and not all the rooms were destroyed. i knocked it back - but did lower my demand by 15% to cover the 3 small bedrooms that could've been rescued with a clean, by 15% depreciation (18mths)...
