darn - contracts exchanged for near asking price before it hit the market.

Just put in another offer today ... strangely enough there is a lot of competition in the area I am looking (1970's brick units - middle ring Newcastle) and they are being snapped up at asking price. I put in an unconditional low offer - see what happens.

offer was exactly the same - but the market has stagnated since. just waiting for vendors to catch up (or catch down) with the market. the vendors of this property paid too much for it in 2007 and therefore want more than it's worth now ... something that no one is prepared to pay...

put in offers on 2 properties today. first one i offered on 4 months ago. we have gotten within $5k of each other - but i refuse (atm) to overpay what i think it's worth, even if it is just $5k. notice it's still for sale so resubmitted my old top offer. they refused again. has been on...

so, was the rent they were receiving covering all costs (interest, management, rates etc)? that is cashflow neutral. buying in the hope that property "always goes up" is nothing to do with cashflow.
