I think one thing that we forget - as seasoned buyers and sellers - is that the majority of people with properties have only ever bought 2-3 in their entire life. I often buy/sell that in one year. So, we usually cut to the chase, know what we are doing, and why, and get annoyed at others...

It is definately not your problem if the vendor owes money on the property. A property is only worth what someone is prepared to pay for it ... NOT ... as most vendors think ... what they would like to get for it. I'd stick firm at your $230k - and keep looking. There will always be another...
