Gladstone QLD - How is it Going????

Yes, that news really was a downer today. The only major projects still on the radar to come are the $1.8 billion gas plant and QER shale oil. Looking forward to some good news on them in the next few months, hopefully with a change of government, encouraging further projects.

Agree. The rental market is quiet. I have been advised that there is little activity generally at the moment. Renters have lots of options. I think the key is to be front of mind for the rental agency as they will have multiple listings on their books that they could show. Keep in regular...

Gladstone QLD - How is it Going????

Hi Sam, I drove past G60 this morning (it is actually 97 units, the 60 refers to the street address). At 8am the car park was half full, so there are clearly tenants in there (and I imagine many more that were already on their way to work). There are still a number available for rent there...

The point that we are making is that the transaction costs in Australian property are very high. When you purchase you are basically -7% at day 1. Roughly 5% in closing costs and when you sell, another 2%+ in agency fees. You would have lost money in almost every market in Australia trying to...

The key projects with the greatest impact on permanent workforce are still to come (as shown in my earlier list). The original report from CQU demonstrated a multiplier effect that for each permanent new direct industry job, that others were also created (teachers, accountants, retail etc). We...

Gladstone QLD - How is it Going????

Hi Greg, Good questions. I wouldn't expect any significant news on Santos. They have committed to the projects they are doing, any potential news is more likely to be more cost blowouts. The ones to watch out for news on are: 1. Gladstone Steel Plant (2,000 construction workers, 1,800...

Gladstone QLD - How is it Going????

It appears to be written by Flynn de Freitas. He wrote an article about 5 years ago for Your Investment Property that got me interested in the Gladstone market. He has known from very early on what the opportunities are and has articulated them very well. He knows his stuff and has been on...

The important lines are of course left until the end of the story. "The comments do not cast doubt over the WICET project under construction. Any setbacks on Wandoan would only be a factor for a Stage 2 expansion of WICET. Even then, there may be other coal mines keen to come aboard."

Gladstone QLD - How is it Going????

Yes I saw this one, looks like it is just WICET stage 2 that may not happen, despite the sensationalist headline.

I wouldn't have thought they needed more estates that far out of town.

In the current market, I think that is a good rent, I wouldn't rock the boat. Re-evaluate in 6 months.

Have a 6 month lease on one, looking for another tenant for the other. Am getting a few enquiries, but nothing confirmed yet. Really happy with the end product, the builder did a great job. This is it if anyone is interested...

Gladstone QLD - How is it Going????

This reflects committed and expected projects from over a year ago and is only construction workforce, not operational. The steel plant alone will have an operational workforce of 1800 and across all projects I have estimated 5,000 additional permanent jobs. In modelling done by CQU professor...

I think your best chance to break even is to wait until your lease expires, furnish, re-lease at higher rent and sell based on a high yield. It really depends on the rental market at the time for furnished 4x2s. Typically corporates are looking for more bathrooms as corporate rentals.
