    Leo, i think construction now will cost around $750K (turn key) Have you factored in demolition cost? Surveyors cost around 4K for subdivision? Council contribution for additional dwelling are you plannig to sell them? IF yes, selling cost GST Sorry didnt had a chance...

    Being a duplex development, side setbacks most likely will be right of way for services.. (meaning trade will have acess to side in worst case sitiation) Plus, For that look, OP will have to construct boundary wall (engineered approved) + render + paint.. it will start to add up.

    i agree with comment about niche. It will cost (bar minimum) 1 day of carpenter, 1 day of gyprocker and 1 day of painter + margin + material. I would rather spent that money for clear glass stairs... and have floating shelves with LED lights on that feature wall.

    i agree with others here.. lot of dead space.. I dont know how you will place sofa/lounge in living room. would defiantly change few things (if it was my development)
