The floor has started to cave in, in parts. Notice the flooring in-between the joists? Has anyone seen this before?

Before renovation (May 2009), the valuation was $440k. There's been a few houses sell in Stafford for ~ $480k, some renovated, others not so. I'm aiming for a reval of $490k, so $2.50 for every $1 put into the reno roughly.

Thanks Joan! Actually, my street (Nevitt St) has about 80% housing commission at the moment. :( But Stafford has nice pockets and it's only a matter of time until the suburb is gentrified.
