    Wow! R2 - may be the buyer has hope that zoning will change to R4? Btw I am talking about 55 Patrick Street Btown. Don't understand what you mean by being able to build >60sqm. From what I understand Btown council is very rigid.

    Over paying a tad to secure a property doesn't mean much in the long term. We overpaid $15k for one of our props in the rising sydney market... but by the time we settled, we were way ahead....and miles ahead now.

    My comment was not specifically for that $1.3m. It was for c. $1 - $1.1m. No doubt $1.3m is a lot for a block that size.

    I don't see anything out of the ordinary in Pemulwuy - new houses on small blocks, and congested streets. Places along the train line close to Parra are better value for money in comparison - with direct train to the city.

    Ok two stops :) Yes - $1.3m is a bit much esp for a 670sqm; In Wenty $1.1m seems to be the norm lately.

    Wentworthville is 1 train stop away from Parramatta. I won't say it is stupidly high - just that it is next door to Sydney's 2nd CBD.

    Agreed with this - per sqm it is cheaper in comparison what the average property in Wentworthville is selling at. Hudson street 670sqm is a bit shocking @ $1.325m.

    Sorry to hear Macca. Good that the markets are doing well at the moment - our Mt Druitt PM told us that it is crazy atm, and it is almost a matter of stating a price and buyers will pay! Good luck with it all.

    Now this is crazy: http://www.realestate.com.au/property-house-nsw-seven+hills-119391111 $752k for a 588 sqm block with a clad house in Seven Hills. Two years ago these were going for $500k! 50% gain!!!

    This 731sqm block, burnt house, in Girraween recently sold for 770k: http://www.realestate.com.au/property-house-nsw-girraween-118776371 I think Parramatta region is still going strong.

    Thanks Gockie :) Girraween, Pendle Hill, Toongabbie are good spots - nice and close to Parramatta, as you say a big Indian community, direct train to the city etc. We love these areas, and think these have potential - given the proximity to Sydney's second CBD. I don't have a crystal...

    Cheers J_aco :) Would have loved to have bought more - but just need to prioritise. We are currently focussing on our first home build; and wanting to focus on applying the skills learnt to help others achieve what we have achieved, and leveraging our networks. Can't wait to be back in the market!
