Hi guys, Was busy last week with a NEW addition to the family :) The property has been leased now and the tenants will start this week. I had to lower the rent by $10 though.

I gave you the sob story about that IP. The good part is it has increased almost 40% since I bought it 2 years ago! I am not sure whether I would have been to beat that if I would bought a 1-bedder in Bondi instead.

already did. It was rented for 430. When the tenant did a runner and did not get much attention, I reduced to 410 :(

The rooms are not dirty and not mouldy. There are no blobs of them in the house. This makes one thing very CLEAR that I need professional photos as these ones are not doing any justice! I will chase the REA up right now.

It has a firm price now and open homes were after that change. New photos added, but not very pretty. I still fail to understand how a property in a good location in western Sydney can be vacant for so long.

Two open homes in two days. Just one person came in. I should probably sell the house :(
