    Unless the hotel groups have transport to and from Kirkwood arranged, I don't think the new housing estates are really a good idea as the only way around is by car, and there are no amenities near nearly all of the new estates. I do think Gladstone is getting close to the bottom now.

    Yep, it has been rescued from administration and there some EIS work and other things going on in the background. This and the oil refinery project have been talked about for years, although this one at least seems to have some action behind it.

    Agree, but need to be aware that prices are likely to fall a little more and might not increase again for a little while. In addition, a lot of the lenders with postcode restrictions on 4680 are refusing to do lends in over 80%. Cash is king.

    Gladstone is about the last place in Queensland I would choose to visit if I was a tourist. Unless I really wanted to see industry. As it is now, I warn people before they come to visit. This is a view I'm increasingly coming around to, even as others are running away from it.

    It isn't without risks given the high vacancy rates (which could go higher yet once the LNG workforce winds down) and postcode lending restrictions currently applied on 4680, but there are a lot of distressed listings starting to pop up asking massive discounts.     Having a larger block won't make much difference to the rent. Unless it is an executive property, the modern 4 bedders are generally going between $400-450 a week.
