    Have your money habits under control...i.e. save 10% or more of your income consistently and use it for investments. Once you develop the habit, it stays forever. Borrowing 70%, 90% or 106% then has no relevance at all, especially if you have bought well. Cheers OC1 :)

    I can't justify why anyone would :confused: . All that valuable time spent to save a few bob.... And when you will need to evict someone down the track, I cant imagine dealing with the headaches and dramas :eek: I manage my vendor financed homes but even those I will be automating soon.

    No worries mate...no need to apologise. With goals, lets say you want to eventually own 10 properties. The key is to figure out when you want it to happen, say 5 year from today, and that means you would need to buy 2 houses per year. The question is then this... Is this doable and rational...

    Everyone who is at the front of the line started out at the back of the line and the key to success is to get in line and stay in line. We aren't in a race here against anyone else. IMO comparing yourself to others is a deadly game to play. But if you are going to compare yourself to others...

    If you have plenty of equit, just use your equity to fund your interest bill. in the long run as long your growth is greater than your interest rate you will end up in front, especially as companding takes place.
