What do i need to know to be able to subdivide and how can i find it?

Cheers for that. I think I will try to book in a time for a face to face because there are quite a few things to sort out and it is probably better in a meeting with plans and photos. I'll let you know how it goes.

What do i need to know to be able to subdivide and how can i find it?

Thanks for getting back to me, that's useful to know. Really, I can't see how a 3m wide drive would work for a double garage on a street front block. The R-codes seem to deal a lot with side access to a rear dwelling but not much about street front access development except "no driveway wider...

What do i need to know to be able to subdivide and how can i find it?

It depends on councils current policies. City of Belmont used to allow it but they don't anymore unless you go freehold (green title). Best check with council to see what their requirements are.

What do i need to know to be able to subdivide and how can i find it?

Thanks for taking the time to respond. Yeah, I am looking at building behind an existing house. For your 4.5m drive, is that for a double or single garage? I think street front and battleaxe are going to have different requirements. I appreciate your time. It's really helpful to know these things.

What do i need to know to be able to subdivide and how can i find it?

Hi HD_ACE I have not come across these requirements before. Can you please let me know where to find them? I could only find in DC 2.2 where it says: I could not find anything about the extra 0.5m I see your point about 3.5m where retaining a house though. In DC 2.2 it says...

What do i need to know to be able to subdivide and how can i find it?

The 'conflicting' requirements come from different policies: policies for subdivision/strata of land (DC 1.3 and DC 2.2) and policies for development control (the R-Codes). It is also the difference between an access leg (which is the space for the driveway) and the driveway itself, which is...

What do i need to know to be able to subdivide and how can i find it?

For vehicle access for a subdivision or strata (incl survey strata) you will definitely want to read Development Control Policy 1.3 Strata Titles http://www.planning.wa.gov.au/publications/795.asp and Development Control Policy 2.2 Residential Subdivision...

No. But it is very likely you will have to convert to underground power.

What do i need to know to be able to subdivide and how can i find it?

From memory, and you will need to check this: is you are doing freehold, survey strata or strata with single houses or grouped dwellings (as applicable), the dash means "not applicable" i.e. there is no minimum frontage for R30. Oh yeah, it is on Table 1 in the legend.

What do i need to know to be able to subdivide and how can i find it?

http://maps.cityofswan.com/intramaps70/ http://www.planning.wa.gov.au/dop_pub_pdf/State_Planning_Policy_3_1-Residential_Design_Codes_Print.pdf Table 1 on page 58. No direct way I know of. You can ask the agent or look for clues in intramaps: i.e. one house on one block may be freehold...

What do i need to know to be able to subdivide and how can i find it?

For more information about strata and survey strata, you can have a look at Development Control Policy 1.3 - Strata Titles (DC 1.3) http://www.planning.wa.gov.au/publications/795.asp And for freehold (green title) and survey strata, you can have a look at Development Control Policy 2.2 -...
