I inspected three townhouses in Rivervale on the weekend. The home opens were deathly quiet. One had one other person, one had no other people and the last one had one other couple. They were all ball park price range too. Very quiet.

Some markets seem to be on the way up. I went to a dump in East Cannington yesterday. Last report I heard was 7 offers. OTOH, devvie sites in City of Belmont are coming down in price. Units in Westminster, Balga and Nollamara seem to be coming off a bit in price.

I was just talking to an agent that works mostly in the City of Belmont who thought the local market has started to tank. It will be interesting to see how the current crop of development blocks in the City of Belmont fare.

So the R20/40 block I linked to would appear to be ridiculously overpriced then. We should start a pool to see if it sells, how long it takes to sell and sale price.

Sorry, I mean something to get a higher coding. Say an R20 corner lot can be developed at R30 if you meet certain critiera. If the block I linked to can't be developed at higher than R40 then it can't sell for a million bucks can it? Surely not!

The developer I was talking to only developed in the Belmont area. I know around Freo, things are different.

I have been meaning to put together an analysis of for sale/under offer/sold R20/40 sites in City of Belmont (Rivervale, Belmont, Redcliffe, Cloverdale, Kewdale) to track the rise and rise of the $/m2 price. It would be an interesting exercise if I could get around to it. Me either. That junk...
