There is good stock in Rockhampton. Go up one more price bracket, and in slightly better areas like Frenchville and Norman Gardens and you wont have to deal with rubbish houses that need too much work/flood etc. The yields will still be found with a good purchase. Im not 100% savvy with RRC...
