As previously mentioned I'm sure this only happens with both the owners and PM's approval, though they could just say the 10 beds are there for when friends come over.
Its sad that this would more than likely happen.
I don't think the OP should be also sub-leasing to people to allow him to live rent free. A bit unethical if you ask me.
