    I decided to fix half my portfolio at between 5.28% and 5.74% in 2-3 year fixed rates. The other 25% is variable at about 5.09% And another 25% is in old fixed rates at 6.95% or 7.45% coming up for expiry in mid 2010.... I have always hedged ..probably why I rode out the last rapid...

    With the Propack you get 0.2% off so 5.74%.....but if you have more than one property I believe they X-collateralise! :(

    You will know in about 22 days....when the next rate cut is announced. I am of the opinion...there is at least another 1-1.5% in the 5 yr rates.

    ....better tell that to the punters on the futures market....they are making a serious mistake!:p Time will tell....my bet is a 4 in front for 5 year rates.....the 10 year one is a hard one.
