    Just found out the house I bought at Woy Woy over the weekend for 264k will return 320-340pw with a quick paint and carpet....OMG...rents as just nuts. :eek: I see steady rise in values.....the 320-340k rent if achieved will value by property at 300-310k easily.

    I don't think there will be a flat market in Sydney, Central Coast, Newcastle or Wollongong. The population pressures in these markets are high......mostly through immigration and natural growth. Whilst NSW does lose a lot of the less skilled to other states....it gains in skilled migrants...
