    Just capital growth. The 3 properties I mention return about 41k per annum or about 9% return on all of them. Still plenty of growth in these areas....as they are affordable. Similar distance suburbs (i.e Springvale, Dandenong) which are not as nice in the South East cost 30%-50% more.
