Thanks Befuddled...I usually go down for 2-3 days and look at every estate and get quotes from builder when it comes to new estates or see about 20-30 houses when down there. You have to be really organised. Don't use buyers agents...not a fan of them..

With the new consumer credit legislation...it will be harder. However, if you re-apply for a new loan you can do this. But have an exist strategy as they will consider you age, serviceability, risk profile, etc. If they do...theoretically possible but who knows what the future holds.:)

Nope in the contract it will say you pay 15 yrs IO even if fixed. After 15 years you will need to pay PI. Be aware that the repayments will be higher as the bank will want you to pay off the loan within 15 years.

I like to keep it simple....so better to keep it in your name...just my thoughts. I like Westpac, St George and CBA...I like to lock in 15 year interest only period with not financial records updates till this period is up. Suncorp is good but will only go to 10 years with no financial record...

Not a bad LVR. Keep getting solid CF+ deals which have future CG initially....that will set you up for the future. If you get this right you should not hit the serviceability wall too soon. I still have not...I planning to borrow another 2-3m if all goes well over the next few years (3-5...

No...just a strategy I have been considering...for a while now. There are others which I am also working through. If I hit 30 properties that is too many..so will want to bring it down and go more blue chip but less properties. So you retired ....at 48? Wow well done! What sort of income...

Wehn I put my offer in the one in Annerley was priced at 269k ...so only a 9k drop....the one in Moorooka came down from 280k to 260k...so bigger drop. I could see the longer term potential. My target is 30 properties...I am only 7 away...now. :) I figure if I can retire at 52 (just...

As i said in the where to buy in Brisbane post...investors are buying inner city houses. Think out side of the square and target anything 3-7 klms from Brisbane CBD for less than 350k. Go for 2 bedrooms which are at least 60sqm, have car space, and balcony. I bought 2 places last year one...

JameZ.....don't mind talking about it all. I had regrets as to whether the properties I bought from 2009 to 2012 would come good. ...I bought in North Albury, Deception Bay, Margate, Woy Woy, Tenambit, Watanobbi, Barrack Heights would make money! Believe me I had some doubts.....and some...

Thanks NEM, Rixter, MTR I am working on moving to the next step....the issue is I don't mind my job..as I will be 48 this year. In any case I see myself definitely pulling the plug within 5 years. By then the portfolio will be well and trully well over $10-15m gross (with market...

Thought I would drag this thread out....the fundamentals are just as important in a booming market...albeit a couple of changes: 1. I now prefer to buy only in capital cities. Stay out of Sydney though. ;) 2. 6% yield is plenty to be neutrally or positively geared with current IR. 3. The...

Yes...I heard that some of the Chinese Banks will be lending here....but I suspect it will be for the big deals. I don' think they will target the average mom and pop.;) Don't know when though?

Hi MIW Very solid portfolio. You definitely don't need my advice....you are doing fine on your own. The only caveat I would put in...is the following: 1. The real estate market is changing driven by demographics. Traditionally high growth suburbs like Inner West will now have longer...

Hi MIW It looks like you have had done really well...congratulations! A couple of questions....you indicated that you have an $8m portfolio with 27% LVR which means you have about $6m in equity....but you mentioned that the growth has been $2.3m in equity. Did save the other $3.7m in...

No hard and fast rules but this is what my criteria is: 1. Low end suburbs with prices under 350k for houses and under 300k for units in Sydney, Perth, Adelaide, and Brisbane 2. Need returns of at least 7% to make it work. Willing to take a minimum of 6.5% return if the property is brand...

Not if you get in the next 2-3 months. The herd take while to figure this out. The newspapers have to start singing about a property boom first. Can't see this happening till early next year! I think we will hit rock bottom on interest rates by mid next year (aorund April/May)...then...
