I have got to disagree with some of your comments. Whilst quite a few parts of the Western suburbs are good...I can't see the prices on Mt Druitt going up substantially as the supply of commission homes being sold is still very large. The better option is the Central Coast/Wollongong....where...

Hmmm......very interesting....as a matter of fact the best surgeons are not as money focused. They went into the profession to improve people's lives not make money. Sure they make a comfortable living...but their focus is not riches. Mate you need to give it a rest....you obviously don't...

Very true.....people...since 2008 I have 7 houses...all under 300k with the exception of the one I am building in Perth. My worst one only went up by aobut 10%.... 2 others went up by about 20-30%..... But the others have gone up by about 40% plus..... The worst one is likely to make...

Well...I bought a house in Woy Woy in 2010 for 263k.....did 7k in renos and is now rented for 370pw. Had a b(w)ank valuation....they valued it at 335k. True value is probably around 360-375k. On my calcualtions that has not gone down....;)

Ok..all I care is it is cash that I got from CG. In my eyes the same. The bank gave it to me after undervaluing my properties by 15%. As for cash......the plan is to have $1m in offsets in the next 3 years....;) This just cream from postive CF and some savings. I love this bit the most! It...

jacbmw In the last 2 years.....I have only done 4 (2010 thru 2012). All them have had at least 90% cash on cash. The best one was probably about 200%. 2009 was not as successful as the 2 Qld ones have returned 50% and 25% cash on cash up till now. Still better than the bank I guess.:o One...

Well borrowed via revalued properties which the bank valued about 15% under market. In otherwards I borrowed off properties I bought in 2006-2008 which had grown about 80%-100%. Whilst this strategy requires some skill...it is in the moderate risk category. This is how I have built my...

Graemsay.....the real thing most people miss is cash on cash gain. For example...I like have a 100% cash on cash gain within 2 year. This has happened in 85% of my properties. By cash on cash...I mean what I put into the property (deposit, LMI, establishment costs, etc.) plus the neg...
