It's a rate I negotiated because of substantial holdings. It's not an advertised product.

No, I know that, but often people just sit and wait. So, what may be 0.25% this month could raise to 0.5% the next month, and so on and so on. Large increases, or decreases for that matter, don't usually come as one large hit.

I don't know. I'm not pre-occupied in getting the optimal rate. I was happy as a pig in mud with the whole lot sitting variable at sub 6%. But in having the whole lot on variable, you run the risk that rates will rise. I know, I hear you saying 'not bloody likely in this environment" but...

While access to funds is a priority, an investor needs to look at many things. They may fix all, or only part of their portfolio. They may have put in place a LOC prior to fixing the remainder of the portfolio. The rate may be so good (4.99%) that they decide to fix, what they may have left...

Three years was what I asked for. It's anybody's guess whether it's a good time or not to fix. Anything sub 6% is a good rate (heck, anything sub 7% is a good rate) & if I can lock that in for 3 years, then I'm one happy camper. The risk you take for waiting, is that rates might go up...

I'm interested in where he got that Westpac rate from. When I check online, it says 5.99 for three years. Professional package will bring it to 5.79.

I was thinking of holding off for longer but decided that if I could get sub 6% I'd just do it. This is the largest of my loans. I've got over 10 more with Wesuck & have left them all variable for the moment.

I recently had a large loan come off the 4.99 that Westpac had. I called them, told them that ANZ was offering some nice rates ATM & they have come to the party with a sub 6% fixed term for me. It is only two years, but much better than the advertised rates. :D
