Really, which suburb? That's the same time, price and land size I bought one for - well $139k, but I probably got ripped off. ;) South East of DP is fine KY, no need to be scare of it. The one we bought there has gone up in price and rental, though to be fair, not as much as our Eliz one - the...

Looks pretty massive when you drive past it! I was just expecting one or two buildings with a carpark in front. They've also got one of the new super schools going in at Gepps Cross (behind the veledrome along Briens Rd) which I assume will have a decent appeal for young families.

Yeah I'm with Gools on this one, I'd be looking closer to the CBD now, in particular I like Enfield/Clearview/Blair Athol. You checked out much in these areas Gools? Up north prices still seem to be fairly strong and rents continue to amaze me so all good, but we've got enough up there now...

Know what you mean, we've got baltic pine and it looks great. Makes the place look much more modern when going to rent out. Going to do it to my other Enfield place once the vendor moves out before I let it. My parents decided to do it at our old house years back. Ripped up a corner of the...

Ajax, semi's will rent for around the $160-180pw level now, however if it's done up with a new kitchen, bathroom etc you may even be able to swing $200pw. I'm also expecting rents to continue to rise for a while yet. As for reno costs, sorry mate got NFI! The only thing I can help with is...

A point that should probably be pointed out - the land is not 1200m2. It's about 1068m2 give or take a couple meters. The frontage is 28m and depth is 37m. Hard to say as there are always different methods and ways around things with the council, but the block doesn't look like it will fit...

Yeah I'll second that, what price Suraj? :D Well done on the purchase mate. Sash, don't worry you're sitting pretty. ;) Eliz Nth semi's are selling between $155-175k. I've actually been surprised by their continued growth recently.

Spot on Martin. Which is why it surprises me a bit that she's still recommending it at double the price - she must be a firm believer in the prospects of the area. ;)

Matt, that's a shame, but thanks for the heads up. Nothing like being on the ground as opposed to looking at stats on the screen. :) Meanwhile people, caught the last 10 mins of Margaret Lomas on the property show on Sky Business Channel last night. Apparently each show they focus on one area...

Sash, my site was bought at land value too so no need for NSW yet. :D The plan is to sit on it for a while now, although I've currently got the floor planner website open in another window measuring out the site for 5 townhouses - couldn't help myself! All very exciting isn't it Michael! ;)

Sash, I've been focusing further south now, but after a quick scan of RP Data I'd say Paralowie $240-60k, and Parafield Gardens looks a tad higher probably towards the $260k end. Of course this would depend a lot on the actual houses as I've forgotten your addresses. Don't take this as...

For a house up to $250k you'd have to stick to the Eliz, but may still be able to find some places in Ingle Farm, Paralowie, Parafield Gardens etc. But with $250k, you could also buy a unit closer to the CBD, and would have many more options.

If your budget is $300k, I would be looking closer to the CBD than Elizabeth. Try Salibsury(s), Para Hills, Pooraka, Ingle Farm etc. - I think I posted a whole bunch of suburbs further up in this thread recently.

Mate of mine bought in Greenwith (3/1/1) just over a year ago for around $260k. Having a quick look at recent sales, I'd say it's probably around the $310k level now, so they're still doing ok. Another couple I know bought a much bigger house about the same time, but can't remember the...

I don't know the prices in the area well, but that price range does sound a tad low.

Spot on Tina! Unfortunately I know someone in that situation as we speak. Can't speak for other cities, but I don't believe Adelaide will experience a downturn. We're slowing down now, but will be in for smaller but stable growth until rates etc. ease again. Buyers are still there, they're...

In my experience, the few houses that Toop sell up there, they generally over inflate the asking price. Wouldn't be surprised if they sell 10% below that. That paragraph struck me too when I read it. Can't speak for others, but my IP's up there haven't come off 10-15%. In fact they've gone up...

Then I'd probably not worry too much about Elizabeth. It's already experienced a decent boom last year, and whilst I still see good growth ahead - I believe there is better value elsewhere. Other suburbs closer to the city still offer good value, and haven't risen as much as the Eliz suburbs...
