Yeah quarterly Dreaming, but remember - they're only median figures, so take them for what they are.

Sorry mate, threw it out over the weekend. But it should be posted on the REISA website within a couple weeks: http://wic003lc.server-web.com/~admin417/index.php?page=statistics-2 Still the Dec quarter on there at the moment, but it'll be up soon.

New March 08 Quarterly median figures in todays Advertiser for those interested. Some interesting results in there, although taking them with a grain of salt as median's don't mean an aweful lot (to me anyway).

Ming, The Northgate land release will benefit prices around the area. It will have a positive effect on bigger old blocks (such as yours) in suburbs like Nortfhield, Greenacres, Clearview, Broadview and Enfield. Remember - whilst houses in newer developments always sell for a bit of a...

Brilliant Gools, thanks for the update! I'd heard the same about the lot sizes being smaller. Looking forward to seeing the prices and sizes. The display homes seem to be smaller by the looks of them, and bit closer together as well. I drive past every morning and see the site works going...

Heads up to those who want to buy land in Adelaide this year. You have Northgate - 11km North East from CBD which should be coming online soon (although for some reason the work on the display homes seems to have stalled - anyone got any ideas?). Also, announced yesterday by AV Jennings &...

Are you looking for development down the track FM? If so, have you checked with Onkaparinga council as to whether you can subdivide in the future? Don't know a lot about them, but I know they're stricter with their frontage requirements so may want to check that 18m is enough.

Thanks Arjay. To be honest, it's the reason I never pay that much attention to Median prices, other than to 'feel good' that an area is trending up (or down). The specific figures can be pretty much irrelevant - they are with my IP's. Out of my 4, only 1 fits the 'median,' and therefore...

I also don't put that much faith in the stats. of areas that are being re-generated or have greenfields developments. The figures from 15yrs ago in Aldinga would have been for a 1970 3/1/1 house. That house still exists, but the figures are also now being influenced by all the new...

PS Yup, it is Bayswood. The brickies finished last week, roof and gutters are on and plumbing electrical done. He thinks gyprockers are next.

hmmmm Bayswood sounds familiar, but don't quote me. For 1D2U properties, it depends on your price range? If you are looking in the mid $200k's you can check out Para Hills, Salisbury etc. Personally my favourite at the moment is the inner northern suburbs of Enfield, Blair Athol...

Welcome to SomerSoft Silversands! :) I think you've done very well with those two pruchases! Friends of mine are building in the Sunday Estate. My brother is also currently building in the estate next door (the name escapes me). From memory his land was about $77k and his total turn key...

Agree with you on Ridgehaven for all the reasons you mentioned Ekwatee. Also will be interesting to see the expansion of TTP once they link it up with Plus, but I think that's still another couple years away? I was looking late last year through Ridgehaven. Was quite surprised at how far the...

Don't worry Arjay - everyone's different. I'm sure I'd love to have the properties in the suburbs you mentioned!

Very good areas to invest Arjay, well done! I like Kurralta Park etc. especially too, the amount of development going on there is great. Problem I found with the Port suburbs is they are always such small blocks, and supply is fairly tight. Not often you get decent sized development blocks up...

Yes, visited them quite a bit. But your views are quite common of those who live here, which is why the interstate investors made most of the money buying up North years back. REA's I talk to also tell me about how locals can't get their heads around what's happening up North and are being...

Yeah apparently the Northern Expressway is a goer still (although with Govt's - I would never quite fully believe time frames). You can get more info on it here: http://www.dtei.sa.gov.au/infrastructure/northern_expressway.html Sam, I also agree with what Sash said about Salisbury...

Well off to the street with you - they've already had an offer for $280k, the buyer is doing some 'searches' I'm told before the contract is signed. Bare in mind it is a pretty damn nice interior ie. new kitchen and bathroom with spa, new pergola outside etc. - so perhaps a bit higher than...

That's right, I remember you telling us about those 2 a while back. Yeah the area has definitely done well the last few years, especially the last year or two. They should continue to do well over the next few years as well. Family friends of ours are selling this one in Paralowie as we...
