    Hey Rick, was that a special offer at the time or just their standard 3yr rate? I ask because I fixed at the bottom of CBA's rate cycle for 3yrs and that was at 5.6% (incl. package disc.).

    That's the route I took with most of my resi debt Bluegoose - fixed for 3yrs at the bottom of the cycle on 5.6% (was .66% above my variable rate at the time). Relatively little difference in interest amounts and I have my certainty in payments for the next 3yrs.

    I'm fixing today before the rise. IMO from here on out, the upside is in the rent increases - no longer in the interest rate decreases, for our portfolio anyway. Pretty happy with the result - unlocked the 7.64% rates last year and relocking at 5.6%.

    Makes sense to try and appeal to different market price segments without tarnishing your original brand name. Big corporates can either build it up themselves, or as they often like to do - if you can't beat em, buy em! Cosmetics co's are a good example of this - one big co. ends up owning 5-6...

    On a side note, remember even if you fix on the way up - if you keep an eye on things you may (I do stress the word may) be able to unfix on the way down at little to no cost. Doesn't help you this time, but it may help in the future if you fix again. :)
