    Is anyone buying now?!

fair enough stance it is. It really comes down to your risk profile and what you see happening in the future. For instance as a developer I feel now is a good time to buy (for me) because I pickup sites on what I feel are substantially lower in price and on better terms. If I wait until...

    Is anyone buying now?!

I built in Morley way, Jerrabomberra 5+ years ago. It is very nice and very upmarket. Large developers (Village Building Co, whos owner\director lives in Jerra) are trying to build a large development infront of Jerrabomberra called tralee which I am sure you are aware of (especially given the...

    Is anyone buying now?!

Homepage no offence but its NSW not the ACT, all the laws, fees etc that apply on the transfer of property and a myriad of government grants that affect property prices differ, so we should be clear. Granted I agree that its more Canberra (notionally) than it is say Sydney. Anecdotal...

    Is anyone buying now?!

I have built in Jerrabomberra nice place leed me to building in Canberra all those years ago. Your figures are wrong (lastest residex figures June 30, 2011 show 5.8% for houses and 5.04% for units) and you even missed the ACT entirely, Jerrabomberra is in NSW.

If your looking in Duffy I have a development starting early next year. Regarding pricing yes they should remain stable or nominal growth however Canberra market in terms of activity is still pretty strong so although prices might not be rocketing its not entirely a buyers market as such.

    Is anyone buying now?!

just re-read this post... ummm your missing the the fact that each party could think they got a good deal for different reasons... it doesnt need to be win\loose 0 sum game. regardless my point was that anything can be a good deal regardless of the market conditions. No over analysis just...

    Is anyone buying now?!

You obviously have no idea about the time-frames required for getting a development site off the ground. Credit is flowing to developers with good credit and a history of succesful projects. When they say "tight" credit it simply means some people are getting finance just not anyone. I run...

    Is anyone buying now?!

Then its not a good deal??? Everyones risk apetite is different for instance a property opportunity might come along with a 10% profit margin (I am a developer) and I dont look twice at it as I am looking (for example 20%). However someone else might be only to happy to take on 10% because...

    Is anyone buying now?!

Then it wouldn’t be a good deal right? If you think property will drop by 20% and find something today 10% below market value you wouldn’t be saying to yourself that’s a good deal. However if you find something that is 40% below market value then you would say its a good deal given your views on...

strange choices I am a little confused, barring a lack of financial capacity can someone explain to me why you wouldn’t invest under the proviso "Only if it's a very good deal".
