Thanks Biggles, interesting to hear other ppl's point of views. The thing is, every success story I read in API or on SS usually involves buying an undervalued property, and taking the equity out from it to buy another undervalued property. Rinse and repeat... Haven't yet read of any...

^^ I think owning your PPOR outright is a wonderful achievement too!! Well done, warrioress :) I personally am risk-averse so I also like the idea of owning the PPOR outright (or, preferably, keeping the loan but having money in the offset account).... that's why I'm not going to top up the...

+1 to buying well and under value! Our PPOR in Sydney has already increased at least $100k in 18 months....... crazy! Not that we intend to sell it, but because the equity would come in handy for IP deposits. Brett, just realised, you must be sitting on quite a bit of equity too, you know you...

Wow, heaps of new posts since I stuck my head in, lots of great reading. Just quickly replying to the latest question though: I don't think you need massively high incomes to save up a deposit for an IP! Hubby and I both earned about $60k each last year, and we live quite conservatively...

How'd the engagement ring shopping go, AndrewT? How exciting, reminds me of when my (now) husband bought my engagement ring, we were both poor students at the time (lived off 2 minute noodles etc) so the price seemed rather astronomical at the time! Has she said yes yet? :) Pretzel...

Bumping the thread up... So how are people going? I have been tossing up whether I can afford another IP. PI is a cruel journey sometimes.... Lots of waiting between accumulating! Sitting at 76% LVR at the moment, so a bit hesitant to purchase another IP, however if I include the cash that...

Sash, great post, kudos to you for sharing your experience with us. :) I'm certainly having to rethink my views on prime property. Rickardo, nice work, do you have any more plans to buy another IP?

I am referring to the increase in the house price:average wage ratio that has occurred over the years. I've seen the numbers posted on SS before, but I can't find the relevant thread now. But you can turn up similar things through google eg...

Good to see that there are other young people out there who are investing! $1M gross means (say on 80% LVR) having net worth of $200k right? I guess it is doable after a few years in the workforce. It means borrowing enough to buy 3 IPs, about $330k each. Of course you need to be able to...

Personally for me, it was easier investing after being married than before, because we had double incomes to help the serviceability along :) Investing while having young kids.. that'll be a challenge, methinks! Might be harder to make time to inspect IPs, do renos, buy interstate etc.

First goal achieved (and exceeded)! Within 18 months after buying our PPOR we will have purchased not 1, but 2 IPs which we're very excited about! Both have > 7% yield and were bought under market value. Have exchanged contracts on one of them and am about to exchange on the other...

Haha, I had envisaged a fast track approach being like a Nathan-type approach - 12+ properties in goodness knows how little years... which I don't quite have the guts for, but hats off to those who have managed it :D

I am 24, hi to all the other young investors out there :) Just sat down to do a rough estimate of what has happened in the past 9 months since I bought my PPOR and started the property investing journey! In February, we had a net worth of $120k. Used this most of this deposit to buy PPOR...
