All I am really saying is - the best time to buy/negotiate was in June 2009, not now. Back then, there was uncertainty etc. Now there is more confidence around, so sellers are achieving good prices and dont need to negotiate.

My philosophies are those shared by Jan Somers. 1. The right time to buy is when you can afford it. 2. Its time in the market thats important NOT timing the market.

Buy in the gloom NOT the BOOM.
