    None of them are negatively geared so it's not an issue. Even people who have margin loans are usually pretty conservative with LVRs under 50% and would not be negatively geared. The vast majority of people negatively geared are investing/speculating in property.

    Excellent summary, I agree totally. The elimination of negative gearing will be good for investors, first home buyers, and the country as a whole. The only losers will be highly leveraged speculators.

    Exactly, it's not about supply and demand at all. The simple question "who did the investor sell to?" kills that argument stone dead. NG could be available in some form for new builds but for the 95% of investors who buy existing property it's going to have to go.

    Not correct since there are fewer renters also, they bought the properties sold. So the supply demand is not affected and rents are unaffected as well.
