Elizabeth Downs -Hot lead for low cost Mortgagee Sale

Had this conversation with someone who lived in the area for years just yesterday. He seemed to think no significant difference on the area either. He said lots of places have wound down, moved or closed, while others opened, expanded, etc. in the area over the years, but because they're...

That street looks ok to me when compared to some a few blocks down which are full of graffitied, boarded up or knocked down (some due to being burned down) semi's - what happens when a place is mostly unoccupied. I remember taking my youngest who would have been just on 10yo at the time...

Not only has the area had good growth (and in many cases better growth than many of the inner suburbs) with existing incomes, it's gentricfication is attracting new people to the area - I've spoken to a few people that have moved there from suburbs closer to Adelaide, believe it or not. In...

What is your area? I'm seeing houses that are well below the median for an area, those well below the median for the metropolitan area, and quality properties above 1.5M sell well. Everything else (the majority of homes) appear to be sitting on the market for a while - unless being sold...

Adelaide is slow atm, but when Adelaide and the surrounding suburbs go up Elizabeth follows, even if there is a lag. I bought my first IP there around 1983 - 1984 for 30K and 18 months later it had almost doubled in value. I bought that because I saw realestate starting to rise...

Sure is. I've always said Adelaide is really 4 different places; the North, the South, the East and the West, which makes it even smaller than it actually is :D.

Curious as to how you went with the tree. Did the council give permission? If it came down, how much did it end up costing you? It sure is a BIG tree.

CJay, are those places on Heytesbury Rd.? If so I mentioned them on here some time ago. Yes, impressive, and hardly recognisable as the older semis that they are.

Wouldn't the site be considered contaminated? I have no idea, but is that something that needs to be taken into consideration when looking to turn an industrial space into residential? What kind of cost would be involved there if it was the case?

This one is a lot classier than any facade I've seen (gardens nothing special though) and it's surrounded by unrenovated semi's only. Hopefully it is the gov pretting up... that's certainly the plan for the area. It's worth looking out for, if you're up that way.

Try street view for now. OT... I went down Coverntry Rd. Davoren Park today for those that know it, and saw what i thought was the best facade reno on a pair of semis I've ever seen, and i've seen a few - this was very near Womma Rd if anyone is that way and is interested. Nearly...

CJay, just want to add here that I think your assessment of Elizabeth and surrounds is pretty spot on. I also think long term it's a great place to invest (even if I personally don't want to delve into semi territory :)). The price drop experienced there recently is all part of the price...

My brother bought 3 maisonettes unseen at Davoren Park at one time (even though he lived 40 min away they kept getting snapped up by the time he'd arrange to see the properties). 2 of those houses had multiple tenants, were alway defaulting and damaging the premises, but he got lucky with the...
