    I suspect reducing the size of the laundry will be quite expensive as you need to move the toilet and associated plumbing. I have no idea actually how much that costs though

    There is no conversion needed, you just relabel the front living room as a bedroom. Bang in a wardrobe and it's a bedroom. I wouldn't be spending much money to get $20 more a week. A 2 bedroom house does not need 2 living areas. I think I would market it as a 4 x 2 straight off the bat...
