Why? No matter if he is Goldilocks instead of the Three Bears I think they are still of use. People have gotten a lot out of his mindset topics and people have found his Paramatta duplex informative. Leo/Sam has never advertised for mentoring students on here, all he has done is share...

The only thing I know about the 20 unit project was that it was a joint venture - he may have had a small part or a big part, been hands on or hands off. In a general sense you can go back to smaller projects all the time. If you find a good site and it makes sense from a feasibility sense...

I have known for months that LeoT was an alias and it was freely shared to me by LeoT/Sam and that he wished to be LeoT on the forums for his own privacy. Many of us do it. I have conversed with Sam at length however I can't prove that Sam is just Sam and not Sesstor that is a job for the admins.

OMG I am so sorry I didn't see this. I love the screen. If it is more economical than a wall with a cut out go for it The cavity door is innoffensive. Is it a std one? I rarely pay extra for doors :)

I spend a lot of time trawling the net for ideas on small houses. Have you seen the designs for my 4 houses in Highgate #2? I have similar non furnishable rooms.

I'm guessing there is 1-1.5m between the house and the fenceline. If you can make the fenceline attractive with coloured render and something growing up it and pebbles etc on the ground then having windows onto it can make the house feel less narrow

I think it will make it an easier path to the kitchen, it will stop the occupants having to corridor through furniture placement and make it easier to add the study zone. If I look at the development in terms of furnishability it is going to struggle a bit. In my mind I would have a dining...

I forgot one thing - is it possible to move the internal garage door so that it opens next to the staircase?

Imagine walking past something like this without the steps. It allows light through and because it's open you don't get the corridor feel too much

Ok I'm a bit behind on this. I think I prefer the original BUT maybe with a slight change. I would put another fancy wall about 2m in from front door to seperate that area then maybe put an open study behind it with perhaps another wall to seperate it from the living area.

Sometimes there is, sometimes there isn't. Sometimes it's better to do a simple 4 which allows simple construction, than 5 which might work mathematically with the plot ratio but ends up with more complicated rooflines and impacts on amenities for the others. But generally it's better because...

    My Duplex Development near "parramatta"

I haven't done any duplexes but I would assume around 50k but it really depends on how far from sewer, power, etc the block or connection point is.

Thanks for sharing LeoT. I love a good thread from the beginning. I have no idea about your costs seeing as it's very different in Perth but we have headworks costs for sewer, electrical and water which can be $50-100k depending on the project.
