    Perth ugly ducklings??

Restrictions are pretty much the same as they always have been. The R codes are your friend, especially page 58. Study that table and you will know most of your basic answers on how many dwellings you can put on a block. Just remember : single dwelling/grouped dwelling is for houses...

    Perth ugly ducklings??

For apartments I use $2500/sqm and for Villas I use $1500/sqm - both can generally be enough for turnkey depending on the level of finish and the number in the block. It may or may not be enough to cover all the provisional sums like headworks, earthworks etc etc My last triplex cost $630 for...

    Perth ugly ducklings??

Generally you would - especially if you are an investor. However there are a lot of downsizers/professional couples/small families who wish to have a nice low maintenance brand new house with new fittings and fixtures rather than an old house on a block they have to upkeep. Knocking down was...

    Perth ugly ducklings??

It can't be subdivided into 3 until new zoning goes through to make it R40. I don't know why/how next door has 3 on it - it's out of character for the area. It is currently R20 same as the blocks around it. At 17.1 width it's quite a skinny block - 18m+ is more normal for triplex blocks but...

    Perth ugly ducklings??

Belmont has been red hot this year and probably done an Icarus and flown to close to the sun and burnt itself. Huge over supply coming in the pipeline with prices no longe feasable I reckon.

    Perth ugly ducklings??

Be VERY careful about blocks like that. The owner doesn't point out that it's a dual zoning block in the new zoning plan. It's R20 (aka single dwelling pretty much) or R60 (then it becomes triplex). The only way you can get the R60 is to allow a 4m wide easement along one full side of your...

    Perth ugly ducklings??

Agreed - I have recommended this for awhile even during construction phase as there was potential for construction workers to want to live/rent around there. Fiona Stanley + Murdoch Uni + 3 close by private schools (Bullcreek, Murdoch and Bateman) + train line. Much of...

    Perth ugly ducklings??

Kwinana is a big shire - he wasn't walking about the actual suburb. I would have to say every council in Perth should be on the growth watch list - practically every council will have a suburb in it which is or will be due for growth.

    Perth ugly ducklings??

I don't really get the article - maybe I'm slow today. How can he classify WHOLE council areas as a hotspot. To name City of Swan, City of Armadale, City of Rockingham etc etc is hardly hotspotting. Each of those Cities have development going on which naturally increases prices in it.
