    I don't think it is under offer as the price has been dropping. Perhaps it was under offer and it's fallen over? Last week the price dropped more than $50k It's not an 'easy' block, there are road widening reservations and sewer issues but it is comparatively good value.

    A break lease is a blessing at the moment as it gives you time to find a new tenant at the rate you are currently receiving or if your current tenant wants out earlier than can agree to a drop and make up the calculated shortfall to the end of their lease.

    I think this is a valid idea, the closer you get to the city the better off you'll be in the long term for safer growth. Just remember if you want to put a transportable GF on it that the bank may not fund it so you'll need some cashola.

    Ouch. Totally different for me - only 4 houses in Gwelup for rent with 4 bedrooms. 36 in surrounding suburbs and Balga is included in surrounding but totally different market so really only 20 comparable houses. I'd offer one week rent free to get someone in to yours or something like that.

    They do make pretty stuff though :) I think that is where Finbar let themselves down and what they are now fixing. They were too focussed on square/boring/cheap and they let themselves down. Now they are looking more architectural and will do well if they keep up the quality of workmanship
