So 50-80k is approx 10-20%, I can't work out if they mean inc stamp duty of plus $18k stamp duty. They must be targeting PPOR people now not investors as you wouldn't go in with those figures

Sorry to hear it was true. That is well and truly ouchie. Even second tier lenders CAN do much better than that but the rate that they charge is all around risk, the higher they perceive the risk, the higher the interest rate is.

I believe the site that Fido was talking about was another, I think Vincent or Loftus St. It wasn't the one that Crido is in. Fido may also be scaremongering offering enough fact (like the interest rate) but not the full story that it's only for the last 2mths.

    My "Armchair Development" Experience

I drove past the site on Wednesday and checked in to see how it was going First floor slab will need to cure for at least 4-6 weeks so brickies won't be starting until the mid Jan but it's a pretty good time to get a slab as it can cure over the tradie break.

Concerned? Yes. Panicked? No. Any long project is affected by the market going up and down. Everyone in Perth is in pretty much the same boat having to adjust their expectations of rent. However I consider the smaller developments will still be more popular than the giant ones.

    My "Armchair Development" Experience

As I sit here with my own development timelines blown out massively and in Council quagmire I am glad that I am only accountable to myself. If I was responsible for other armchair investors looking to me for answers I wouldn't be able to give them. So I feel for you and for them. It's...

    My "Armchair Development" Experience

Until you go to site there is this large grey area which can suck so much time that is very hard to estimate. Luckily I only have to answer to myself (plus DH who says "what's the hold up!!"). No way did I think Gwelup would take 12mths from offer to go to site and the pre-site side for...

Hmm I can't remember what I am. Work is sending me on another similar doovilacky - Hermann Brain Dominance Indicator - this is colour based. I'm pretty sure I'm a different colour to all my geek workmates :)

    My "Armchair Development" Experience

Financing under 40sqm is hard - especially if it's a studio/bedsit. Once it has a bedroom with a door it gets easier. Crido also has wonderful outside areas. When you look out of one of his windows the courtyard wall is 2.5m away. This will help make the rooms appear larger than if the wall...

    My "Armchair Development" Experience

Crido, You have one of the ground floor ones? I love the courtyard - really helps them stand out from the crowd. Looking at the plans you have 2.9m high ceilings which is higher than normal - umm I think it might be 34 course. Yours is a very practical design. Not an inch of wasted space.

    My "Armchair Development" Experience

Design definitely plays a part in it. I know my 2 x 2 is a bit bigger (I think its 65sqm) but in useable space is better than many apartments built over 70sqm as it it doesn't have a U shaped kitchen taking up lots of space and doesn't have much corridors. Inline kitchens save heaps of space and...

    My "Armchair Development" Experience

Crido - I make my poor Builder's pre start assistant fix all grammar and spelling in the Addenda she makes. Then she kept on sending me emails referring to Addenda's so I taught her Addenda vs Addendum and that ' are not for plurals :) Good to hear everything is going well. Do you need to...

Crido Very exciting. I think the development looks great and I'll be following with interest too as mine is close by too but on a smaller scale.
