    Perth - 3 unit/villa development

I think the smaller the place the more important it is to stage. Small just seems smaller empty. If they can see how functional and spacious it feels staged they are likely to visualise themselves there. Of course once normal people move in with all their crap it will probably seem small...

Hard to quantify how much staging earns but I think it helps sell quicker and achieve a higher price, so probably at least 1:1 in my mind.

Yup don't expect this in a hurry so make sure all offers are settlement 21 days from titles being issued. Builder will apply to council for BA18 (I think this is the one I'm on phone) sign off. Council will inspect and then sign off. Strata survey will be done and lodged for titles to be...

I just took the dog for a walk around the new estate by me and I counted 5 houses with tradies at them today. I spotted a cabinet maker, a plumber, plasterer, brickie renderer and someone I couldn't identify.

I would go with this option. Saves asbestos removal fees and it's your fence so really you can do what you want with it on your side.

Phew. If it was lock up then you'd be ages away from completion.

Lockup? Surely you are are past lock up and mean Practical Completion? Trades will continue to a few days before Christmas then knock off for 3 weeks with a few tradies choosing to work through. 5 months for a triplex build was very 'ideal world' with no weather, supplies or trade delays...

I did one laundry that way as the laundry was tiny. Sell it with a front loader so it's not an issue :)

I was discussing this yesterday with BLTN. 0-2 years it's new and almost new. I think still has it's premium and the only major difference is selling to someone that wants to know someone has never taken a dump in the toilet or had sex on the kitchen bench. I think in this time a 1-2yo...

Cost savings on this goes up and down. When brickies are expensive it's cheaper to have fastwall bricks and render than single height course facebrick.

It's not Australia - it's Perth! My homework on Melbourne says double is not necessary unless really high end. A villa like that will be fine with a single in Melb.
