The rental increase of $50 was per property, so we are getting $100x52 = $5200 a year extra with outgoings of $1500 per year. For us it was well worth it as the units were in poor shape and very unattractive for rent in their original condition. They are making more money than I am...

FRONT PROPERTY (2x1) - AFTER The front property was much the same as the rear property, however the kitchen was newer and the flooring in the kitchen was also newer so we left it, especially as we were time and cash poor. In the future we may upgrade it as the kitchen renovation was about...

Yes those amounts are post renovations, renovating the properties essentially added about $40-$50 per week in rental based on their previous appraisal and rental agreements.

Thanks z611143, We used equity from our PPOR so we didn't need a deposit. and we borrowed only an additional $35k for renovations as that was the maximum we could borrow whilst avoiding mortgage insurance.

So i have recived a quote for painting of both units $11800 for 10 days work (painters estimate). Is it me or is that hugely excessive? Overall not terrible condition for units, painting to all walls, ceilings, skirtings & trimmings. Anyone have a contact for a quality painter in...

Well we sure weren't getting anywhere by ourselves, a bit of first time investor paralysis but very happy overall with the work Kent & David & Momentum Wealth did for us. Its all systems go at the moment to turn these two units around and get them tenanted, next focus would be to re-strata...

Tried desperately to get access for works prior to settlement but vendor disapproved, fair enough. Should of made it a requirement on contract. Lesson for next time The REA has been good in allowing access for trades for quotes so that will be getting done from now till the 12th Aug...
