Why buy Negatively Geared Properties? I think the calculations are wrong

I don't know the answer actually. I have been too busy to do the maths. I think we will just have to agree to disagree on this one Jaycee. And manoj seems to have "left the building".

Why buy Negatively Geared Properties? I think the calculations are wrong

Not at all. He made up figures that were wrong. He could have asked me for the correct ones, but didn't. P.S. Is joanmc a smart **** too for asking for an answer to her question, or is it just me?

Why buy Negatively Geared Properties? I think the calculations are wrong

Simple.... he could ask me for them.

Why buy Negatively Geared Properties? I think the calculations are wrong

This is where it gets interesting. If we ever sell this house, we would dump $450K into super (I think we can do that) so the tax would not be at hubby's rate. Hubby's rate may be zero soon as we are pondering his future in the paid workforce. Unless forced to sell, we would pick very carefully...

Why buy Negatively Geared Properties? I think the calculations are wrong

He is the one wanting to prove something. Let him work it out according to his formula  (and I certainly am not going through five pages of this thread to find his formula).

Why buy Negatively Geared Properties? I think the calculations are wrong

Because he says we have lost money year in, year out. I disagree, so why can't he accept that, acknowledge it, or explain where I am wrong using correct figures so we can all see how we are losing money year in and year out? Either that, or send me my dinner voucher :p:D.

Why buy Negatively Geared Properties? I think the calculations are wrong

I saw his explanation, using figures he was guessing (incorrectly!) and other guesstimates, which I disputed. If there is another post, since that one, I must have missed it, and would like to know what post number that was.

Why buy Negatively Geared Properties? I think the calculations are wrong

I'm still waiting to hear why you believe my purchase I posted about has lost me money year in and year out?????

Why buy Negatively Geared Properties? I think the calculations are wrong

This particular house was "expensive". People said "You paid HOW MUCH for that house?" First house I bought (with my dad) was $18K. People said "You paid HOW MUCH for that house?" back then too, because they paid $2K for their house. Then I bought my first house for $46K. Nobody could believe...

Why buy Negatively Geared Properties? I think the calculations are wrong

I still don't understand how you can say we have lost on this house purchase. It has put money in our pocket from day one. We will pay very little tax if we choose to sell it, which we don't plan on doing. In the meantime, it just keeps putting money in our pockets. Do I win a dinner :p:D.

Why buy Negatively Geared Properties? I think the calculations are wrong

I asked manoj some questions, but they seem to have been ignored......

Why buy Negatively Geared Properties? I think the calculations are wrong

I don't know how we would have fared had we gone down a different path and invested within super. I don't think it was available to us when we started down the IP path anyway. I do know that investing OUTSIDE super has proven to be a great strategy for us. I don't think you should make...

Why buy Negatively Geared Properties? I think the calculations are wrong

It seems manoj doesn't like it when people question his (complicated) strategies. They sound a bit risky to me (but I don't really understand them so happy to admit I am probably wrong), and most of this thread is too complicated for get my head around, but what annoyed me was his smart way of...

Why buy Negatively Geared Properties? I think the calculations are wrong

I would not agree that "very few had property NG'ed" in the good old days. How old are you?

What about the rent you are receiving? That's income, isn't it?
